LEASING CRITERIA

 

OCCUPANCY STANDARD

1)     Maximum occupants allowed: (2) persons per bedroom, with (1) infant under twelve months of age.

 

 

INCOME REQUIREMENT

1)     Gross salary must meet 2.72 x the monthly apartment rent.  

 

 

EMPLOYMENT – Income Proof

1)     Minimum six months of verifiable employment- the acceptable proof is three check stubs or six months of bank statements showing direct deposits. 

2)     Any discrepancies on check stubs will be verified through the employer, and falsifications will result in a denial.

3)     Social Security and Pensions to be proved by valid documents such as award letters.

4)     Any received support will be calculated on the average pay over the last six months.

 

 

ROOMMATES/GUARANTORS

  1. Each occupant must submit an application and qualify separately for criminal, credit, and rental history.  Income will be combined for qualifying purposes. Each applicant must allow government id to be photocopied.
  2. Guarantors accepted for financial obligation only and must prove income of 5x the rent.

 

 

CRIMINAL HISTORY THE FOLLOWING WILL RESULT IN AUTOMATIC REJECTION OF THE APPLICATION:

·       The conviction of a felony during the last (7) years, including deferred adjudications.

·       All felonies of an extremely violent nature, such as manslaughter or homicide, or of a sexual nature will be denied regardless of the age of conviction.

·       Violent, drug-related, or theft of property misdemeanors younger than seven years will be denied

 

 

PET POLICY:

·       Our property is pet friendly. Community cats and dogs are allowed with a Max of two pets per apt, with a nonrefundable pet fee of $350 per pet.

·       Monthly pet rent is $15 per pet.

·       Aggressive breeds are not allowed.

 

 

RENTAL INSURANCE REQUIREMENT

·       Liability Renters Insurance, equal to a $100,000 personal liability policy, is required.
